Service Description
A pre-drywall inspection takes place after the framing, plumbing, electrical, and HVAC systems are installed but before they are covered by insulation and drywall. It gives you an independent look at the parts of your home that will soon be hidden, helping identify construction defects, improper installations, and safety concerns while they are still visible and easier for the builder to correct. Including but no limited to: Roofing System (including gutters & downspouts) Foundation & Crawl Space Structural Components Basement Garage & Carport Deck & Balcony Driveways & Walkways Exterior (cladding, doors, windows) Interior (doors, windows, floors, walls, ceilings, stairs) Attic, Insulation, & Ventilation Fireplace & Chimney Electrical System Plumbing System Heating & Cooling Systems Built-in Appliances
Cancellation Policy
Booking and Inspection Policies We strive to make your inspection as smooth and stress-free as possible. Please review the following policies before scheduling. Scheduling and Confirmation Appointments are reserved after the required property details, client contact information, and any applicable deposit have been received. A confirmation will be sent after booking, and reminders are generally sent approximately 24 hours before the inspection. We recommend scheduling your inspection as early as possible during your due diligence period to allow time to review the report, obtain additional evaluations, and complete any necessary negotiations. Inspection fees are based on the information provided at the time of booking. The price may be adjusted if the property’s size, age, foundation type, additional structures, or requested services differ from the information originally provided. Inspection Agreement A written inspection agreement will be emailed after booking and must be signed before the inspection begins. The inspection cannot be performed without a signed agreement. Please allow up to 24 hours to receive the agreement. Call, text, or email us if you have not received it. The appointment may be delayed or rescheduled if the agreement has not been signed before the scheduled inspection time. Payment and Deposits Payment is due in full before the inspection begins. The inspection will not begin until both payment and the signed inspection agreement have been received. Online payment is available. A $200 deposit may be required when booking and will be applied toward the total inspection fee. When a deposit is required, the appointment is not secured until the deposit has been received. Cancellations and Rescheduling Appointments may be cancelled or rescheduled without penalty when at least 24 hours’ notice is provided. Cancellations made less than 24 hours before the appointment, missed appointments, or failure to provide access to the property may result in forfeiture of the deposit. Rescheduled appointments are subject to availability. If the inspector cannot access the property or begin the inspection within 30 minutes of the scheduled start time, the appointment may be considered a no-show. A new appointment and deposit may be required. Property Access and Readiness The client, property owner, or real estate agent is responsible for arranging access to the property.
