Service Description

This inspection is a thorough examination of a home that will reveal the presence of any wood-destroying organisms or damage caused by them in the past. Termites being the most common, inflict costly damage to homes every year. Before you make an investment, I highly recommend making sure that your prospective home isn’t affected by these destructive bugs.


Booking Policy

I strive to make your inspection as smooth and stress-free as possible. Please review the policies below. Scheduling & Confirmation – Appointments are confirmed once property details and contact information are provided. Clients/agents receive reminders 24 hours before the inspection. Schedule early in your due diligence period to allow time for repairs or follow-up inspections. Inspection Contract – After booking, a contract will be emailed to you. It must be signed and submitted before the inspection takes place. The contract may take up to 24 hours to arrive; if not received, please call, text, or email us. Inspections cannot be performed without a signed contract. Payment- Online payment is available. All fees must be paid in full before the report will be released. A $200 deposit may be required to secure your appointment and will be applied to the inspection fee. Cancellations & Rescheduling – Changes made more than 24 hours in advance are accepted with no penalty. Cancellations within 24 hours, missed appointments or lack of access may result in forfeiture of the deposit. If the inspector cannot begin after 30 minutes due to access issues, the appointment may be marked as a no-show. Access & Property Readiness – Please ensure utilities (electricity, water, gas) are on and all areas (attics, crawlspaces, locked rooms) are accessible. If utilities are unavailable, the inspection may need to be rescheduled and a return fee may apply. Weather & Safety – Inspections may be delayed or rescheduled due to severe weather, unsafe conditions, or restricted access. The inspector may postpone any portion of the inspection if safety cannot be maintained. All minors must be accompanied by an adult at all times during the inspection – no exceptions. All pets must be secured at all times during the inspection. Attendance – Clients are encouraged to attend, though not required. If unavailable, a licensed NC real estate agent may represent the client during the inspection. Report Delivery – Reports are typically delivered within 24 hours of the inspection, provided payment has been received in full. Reports will not be released until the balance is paid.
